Giant Disney-Themed Mansion in Hyrum UT Goes Up for Auction

Utah’s largest private residence, a five-story mansion complete with Disney-themed rooms, underground tunnels, and a “pool barn” is about to hit the auction block—with no reserve.
First listed in December 2024 at $35 million, the asking price for Lazy R Ranch in Hyrum UT was knocked down to $34.5 million in April. Now, the property with a fascinating history will go to the highest bidder through Concierge Auctions, with bids due by May 29. There is no reserve or starting price on the unique 154.13-acre estate in northern Utah. However, bidders are required to post a $100,000 deposit, which is refundable.
Construction on the mansion started in 2019, and it appears to be an ideal multigeneration wonder world for a large family—and their closest friends.
The primary home alone measures 40,807 square feet and contains a formal dining room roughly the size of a basketball court, with a custom table that seats 42.


All the rooms are extraordinarily spacious, especially the common areas like the living room and grand foyer, which can compete with any accommodations you’d find in a luxury lodge.
Residents and guests have unending options for entertainment—many of them with Disneyland themes. They can divert themselves in a Swiss Family Robinson–inspired bunk dorm, a Tiki Room replica, or a shooting gallery reminiscent of the one in Frontierland.




Underground, there’s a 64-seat “Star Wars”–themed theater, where the owners could show first-run movies or perhaps Disney classics.
The lower level also includes an underground “raceway” that loops beneath the entire building footprint. In addition, there’s a 2,266-square-foot tunnel, which connects the main home to a separate 27,080-square-foot “pool barn.”
The pool barn is a giant covered structure that stands 53 feet tall, with an unfinished swimming pool, gym, and large event space, in addition to a 16-car garage.
Additionally, the main house has a garage that’s affectionately known as the Bat Cave and accommodates four more vehicles.
And when residents and guests have exhausted themselves, they can crash in the grand primary suite, or one of seven guest suites in the main house, which feature vaulted ceilings, walk-in closets, wet bars, and en suite bathrooms.





Also on the property are a luxe guesthouse, a five-bay shop, a well house, and a nearly complete pond that could be stocked with fish. It’s such an extensive body of water that the owner had to pull a dam permit from the county.
