There is no doubt that this Hollywood Hills luxury home is being promoted by the steamiest, sexiest, most controversial video yet. Viewers can’t seem to look away from the piece, entitled Happy Anniversary at 1709 Rising Glen. In fact, the two-and-a-half minute video, featuring a gorgeous home, a naked shower scene and a controversial kiss, is rapidly going viral. But will it sell?

My guess is that viewers who would be offended by this type of video would not be interested in this sexy, ultra modern, 1,051 square foot home, and would be better served by a Mediterranean Revival in the Valley. Not to knock the valley, of course — as you know, I live there myself. That $12.5 million asking price will go a lot farther up there. But the buyers that would be interested in 1709 Rising Glen are paying for the glamorous lifestyle almost as much as the real estate, and the video plays into that perfectly.

The home itself has the ideal glam L.A. location, nestled at the end of a private road in the hills above the Sunset Strip. It’s a gated view estate, designed for sophisticated living.

The gated 10-car motor court is overlooked by a clever vertical garden façade brimming with native succulents and there are two reflecting pools flanking the towering, custom made double-door entrance.

Main level interiors feature Bateig Blue honed limestone floors, soaring ceilings, custom eight-foot slab white oak doors and 10-foot tall Fleetwood glass walls.
