Bravolebrity Andy Cohen, producer of “The Real Housewives” franchise” and host of the popular talk show “Watch What Happens Live,” spent more than two decades and millions of dollars carefully assembling, designing, and decorating his incredible New York City apartment.

So when he revealed in September that he was moving out of the custom-designed property—and putting it on the market for a whopping $14 million—questions arose from fans over what could have prompted him to leave such a “dream” abode.

Indeed, the home is legendary in Manhattan and even the home’s listing agent—and Cohen’s close friend—Ryan Serhant was in awe.

“A home that is a combination of four residences across two floors featuring 25 windows on this amazing corner with unobstructed views,” he said. “That’s the New Yorker dream, right?”

So what could have spurred Cohen to move? He finally answered that question during a recent appearance at the Bravo Fan Fest in Miami, in an interview with People magazine.

“Outdoor space was the decision! I always have coveted outdoor space,” Cohen revealed to the magazine.

He also wanted to stay in the same neighborhood. And as anyone familiar with the West Village knows, outdoor space in that vicinity is rare indeed.

“There is a dearth of inventory in the West Village with outdoor space,” Cohen continued. “So when I found something that was meaningful enough for me to leave my dream apartment … that’s what it took.”

Cohen has two young children—Ben, 5, and Lucy, 2—who doubtless had considerable influence over the decision. Ideally, the kids could have outdoor space where they could play and enjoy fresh air without having to bundle up and walk to a public park.

The property that finally made Cohen take the leap is reported to be another West Village perch, just minutes away from his former one, for which he shelled out $18 million.

Along with a 3,000-square-foot interior, his new apartment offers a spacious 2,000-square-foot terrace.

“We go visit the new apartment,” Cohen told People. “Lucy calls it ‘new place. Where’s new place?’”

His former home—posh and spacious at 3,500 square feet with four bedrooms and 4.5 baths—remains on the market for $14 million. However, that may be a blessing in disguise.

You didn’t think a man with exacting tastes like Cohen’s would find a new residence that was move-in ready, did you?

Cohen’s most recent purchase is likely being revamped and revitalized for his family’s specific needs, and there’s nowhere better than their current luxury perch to wait for the renovations to be completed.

Cohen purchased the original unit in 2003, and later combined it with three additional units, working with top designers to give it a chic, cohesive feel.

“I remember the first time I stepped foot in Andy Cohen’s West Village apartment,” said Serhant on Instagram. “My jaw dropped. … I saw an immaculate renovation and gorgeous finishes, a super fun design.”

Serhant revealed further, “Andy said, ‘Hey! Stop looking at my home like a broker. You’re here for a play date with our kids. I’m never selling!’ Well. Never is now.”

The listing notes that the dwelling has a “pre-war character and modern custom luxury finishes.” It includes “a nanny’s room, an en-suite windowed office and den, two wood burning fireplaces.”

Other intriguing features include a striking gold-tiled wet bar, and a kitchen created by designer Christopher Peacock, with navy blue cabinetry, open shelves, and windows.

In the video, Serhant showed off what he says is his “favorite powder room of all time,” a vibrant space covered in cherry-themed gold wallpaper along with luxe marble flooring and a separate vanity.

The location is ideal as well, with proximity to and views of Jackson Square Park. The building offers 24/7 door attendants, a live-in super, and “top-notch” amenities.
